Located in NW Arizona near the center of Red (dry) Lake, Airtoyz Adventure Ranch is 130 acres of commercial/residential dual-zoned private land made up of two contiguous lots owned by Drew & Micki Vroman. From the property there is public access to over 16 sq. miles of smooth, flat surface on the rest of the lakebed with no obstructions. The airspace is open to 18,000' MSL for nearly 50 miles in every direction (although directly over the Grand Canyon is a Special Flight Restrictions Area beginning approximately 20 miles to the NW).

To the north is Lake Mead National Recreation Area, the mouth of the Grand Canyon, the White Hills gold mining district with a few old mine sites, Senator Mountain (an extinct volcano core, and the Elephant Wash placer gold area. There is also a Chevron station 7 miles to the north.

To the east is Grand Canyon West (owned by the Hualapai Indian Tribe) and the famous Grand Canyon Skywalk (a glass walkway overhanging the canyon), the Grand Wash Cliffs, the Music Mountains, and the Peacock Mountains.

To the south is Kingman, Arizona (36 miles) and the Hualapai Mountains.

To the west is the Cerbat Mountains which include "The Pinnacles" (a world-class vertical climbing area), the famous old west semi-ghost town of Chloride, Mineral Park (a closed open-pit molybdenum/copper mine), and dozens of old gold and silver mine sites with head-frame remnants, open shafts, and foundations.
A few miles farther west brings you to the Black Mountains which host the ghost town of Oatman, amazing rock structures, and dozens of abandoned mine sites all leading down to the Colorado River.
A little farther to the northwest is Willow Beach, Hoover Dam, Boulder City, and Las Vegas, NV which is 1.5 hours by car from Red (dry) Lake.

All of this can be seen in one 360* panoramic view from altitude!

Las Vegas, NV and Laughlin, NV are both within a 1.5 hour drive.

Flagstaff, AZ and Lake Havasu, AZ are both within a 2 hour drive.


GETTING THERE: Red Dry Lake public access and Airtoyz Dr. are located 75 feet north of the 36 mile marker on Stockton Hill Rd. (north out of Kingman or south off Pierce Ferry Rd.). Airtoyz Dr. heads due east and is marked with pink surveyor flags.

EXISTING USES:
There are currently no structures on Red (dry) Lake, it is mainly a smooth, clay/silt surface with a few small bushes near the edges and small sand dunes along the north and east sides. There are some fences and berms marking private farmland on the south end.
Red (dry) Lake is commonly used for recreational purposes including private aircraft, PPG, PWS, PPC, and PFW ultralights, radio control aircraft, drones, model rocketry, land sailers, power kite buggies and kite land boarding, radio control cars, target shooting and high-speed motor vehicle fun.

The current Land Speed World Record holder did his shake-down/practice runs here. There is an approximate 6-mile straight run available!
The Blokart (a small, commercially produced land sailer) World Speed Record was set here at 64.4 MPH in 2012 but has since been broken (77.0 mph) at Ivanpah dry lake.
The 'Welcome To Earth' scenes from the movie "Mars Attacks" were filmed here. There have also been a few TV commercials filmed on the lake bed (see photo in slide show above).


OWNERSHIP:
Drew & Micki Vroman exchanged 2 residential parcels, that had significantly appreciated in the 13 years since they were purchased, for the 2 larger, but to most people, less desirable, parcels on Red (dry) Lake.
The Bureau of Land Management controls the majority of the lake bed and permits for commercial activities on BLM land can take years to process and are rarely granted.
There are a few other un-fenced private parcels owned by Southern Pacific RR.
The rest of the parcels in the Airtoyz Adventure Ranch section are held by various family Trusts as tax write-offs.


ZONING, ALLOWED USES:
Having commercial/residential dual-zoned property (Mohave County 'A' Zone), will allow Airtoyz Adventure Ranch unique opportunities to have commercial events such as fly ins, festivals, concerts and races with entrance sales and vendors with minimal permitting. This zoning also allows commercial infrastructure such as airstrips with hangars, mobile home/RV parks, racetracks, and permanent swap meets! With 2 separate parcels, we can build up to six permanent homes for owners and employees.
